1,500 roof square feet
$6,000 to $9,000
A scenario based on measured roof area, not the house floor plan.

A house’s floor area does not measure the roof above it. Roof slopes, overhangs, a garage and other covered sections change the surface area. A useful budget discussion starts with measured roof area and a defined material and removal scope.

The regional planning input checked October 27, 2026 uses $4 to $6 per measured roof square foot for a defined one-layer architectural-asphalt replacement.
$6,000 to $9,000
A scenario based on measured roof area, not the house floor plan.
$8,000 to $12,000
The same scope and rate applied to a larger measured roof.
$14,000 to $21,000
The upper area limit of this planning example.
This is a regional planning scenario, not a Pleasant Hill Roof Pros quote. It includes one-layer tear-off, architectural asphalt, synthetic underlayment, eave and valley water protection, needed flashing, ridge venting and haul-away. It excludes unmeasured roof complexity and scope changes.
The roof-specific work can move a project outside the example.

Extra layers, height, steepness and difficult staging change labor and handling. The roof’s intersections and cut work can matter as much as its area.
Removal can reveal weakened wood or an old detail that cannot be reused. Those conditions require correction before new layers conceal the base.
Metal, commercial membranes and coatings use different scopes and cannot use the asphalt rate. Ventilation changes and extensive flashing reconstruction also affect the work.
A planning range helps with scale. Inspection establishes the roof-specific starting point.
Measured roof area between 1,500 and 3,500 square feet can be used in the calculator to see the defined asphalt range. No guessed pitch or invented complexity multiplier is added.
The inspection and chosen system determine removal, repair and installation details. Scope changes should be understood as changes to work rather than unexplained percentage additions.
