Roof Work and Policy Coverage

Missouri’s insurance department distinguishes covered storm damage from ordinary wear and explains several settlement methods. The policy and its endorsements control a claim. The following is general guidance, with links to the state’s own explanations.

Actual Cash Value and Replacement Cost

The settlement method can affect the amount available for roofing work.

Actual cash value

An ACV settlement accounts for depreciation. It can pay less than the cost of a new roof even when the damage is covered.

Replacement cost

Replacement-cost coverage addresses repair or replacement without a depreciation deduction under its terms. Payment stages and requirements still depend on the policy and claim.

Other roof provisions

A policy can treat the roof differently from other property or use a functional replacement provision. The roof endorsement matters as well as the general coverage label.

Deductibles and the Roof Claim Scope

The roof assessment and policy review serve different roles.

Covered damage and wear

The state’s homeowner FAQ explains that ordinary wear and lack of maintenance are not covered damage. A covered event can result in payment for only the damaged portion rather than the entire roof.

Deductible

A deductible is the policyholder’s share of a covered loss. The applicable deductible and settlement terms affect the amount paid.

Roofing work

The roof scope explains the damaged layers and compatible repair. A contractor’s replacement recommendation and an insurer’s coverage decision can differ because they answer different questions.

Connect the Claim Discussion to the Roof

A free inspection helps identify the condition and possible work. It does not determine policy coverage.

For policy-specific questions, the insurer explains the coverage and settlement. Missouri’s Department of Insurance also publishes consumer guidance and complaint information. Keep the claim number and any existing roof information with the project records if a claim is underway.
