Confirm compatibility
The existing membrane or metal surface determines suitable products and preparation. Adhesion and manufacturer requirements need to be resolved for the actual substrate.

A coating forms a new protective surface over a compatible existing roof. It needs sound attachment, suitable preparation and the specified application conditions to work as intended.
The roof assessment comes first. A surface that looks ready can still have wet insulation, movement or adhesion problems beneath it. Coating those conditions in place leaves the building with the same underlying weakness.

Preparation is part of the roofing work, not an optional step before the finish.

The existing membrane or metal surface determines suitable products and preparation. Adhesion and manufacturer requirements need to be resolved for the actual substrate.
Seams, penetrations, fasteners and flashings require the specified reinforcement and repairs before the field coating. A thicker application cannot replace a failed structural connection.
Wet material needs an appropriate correction. Persistent ponding and poor drainage require evaluation because product suitability and roof conditions determine whether coating is a workable choice.
A restoration decision depends on how much useful roof remains.
A dry, securely attached, repairable and compatible roof can support a restoration discussion. The price includes preparation and detail work, not just coverage area.
Widespread trapped moisture, failing attachment or extensive substrate damage can require removal. A coating cannot restore insulation performance or provide a sound deck underneath itself.
